What are the most common hidden vices in a house?
The most common hidden vices are:
Leaks, leaks and humidity.
Faults in the electrical system or in the electrical outlets
Cracks and fissures in partitions and walls.
Failures in the structure of the house.
Bad pipes.
Finishes.
What to do in case of hidden defects in the home?
We must distinguish between two types of hidden vices. Those that allow the partial use of the house and those that make it unusable.
If the house is unusable, has defects and flaws that make it impossible to live in, the buyer can sue the seller, who will be obliged to return the amount of the operation plus compensation for the damages caused.
On the other hand, if the house can be used partially, as in the previous example of humidity, the buyer can demand that the seller pay him an amount with which to correct that hidden defect.
